Six ways to close a deal.

Whoever you are – estate agency, developer or private individual – settlement is where the deal becomes real. Here is what we do, and how.

01

Estate agencies

Running an estate agency and want to keep your focus on sales and clients?

Noroppgjør handles property settlements for estate agencies all over Norway. The company was founded in 2004, and today we complete around 5,500 settlements a year.

Our team consists of estate agents and business graduates with long experience across every kind of settlement – different types of housing and markets such as residential, holiday homes, commercial, new-build projects and agriculture. We also have broad experience with settlements in share deals.

Outsourcing settlement to us gives you security, predictability and the certainty that everything is handled professionally and efficiently – and that your clients are well looked after in the final stage of the deal. As a manager, you can focus on running the business, and above all on sales and clients.

Private sales

Have you agreed to buy or sell a property on your own?

Some property deals happen without an estate agent or a lawyer. In that case it makes sense to use a professional intermediary for the settlement and the registration of title – and the buyer's bank will usually require it.

We are licensed by Finanstilsynet and hold the statutory insurance cover. We draft the purchase contract with detailed settlement instructions based on your agreement, and walk both parties through the procedure in advance. We then handle settlement and registration according to our guidelines – safely and efficiently for both sides.

As estate agents we are subject to the Anti-Money Laundering Act. We therefore require an up-to-date valuation or other documentation of the property's value, and approved ID from all parties.

  • Purchase contract with settlement instructions
  • Settlement via client account
  • Registration of title
  • Required: valuation and approved ID

Professional developers

Selling your own properties as a developer and need help with settlement?

As a licensed estate agency firm, we are authorised by Finanstilsynet to take on our own settlement assignments. We complete settlement and registration based on the agreement between buyer and seller.

We help with the documents the transaction requires, follow up guarantees, advance payments and everything else that belongs to a project settlement. We also obtain public information about the property where necessary. All transactions go through our client account.

We act as an intermediary: you as developer are looked after, and buyers get a safe conclusion to their purchase. Today we hold settlement assignments for small, medium-sized and large developers across Norway.

  • Guarantees and deposits
  • Transaction documents
  • Public property information
  • All transactions via client account

Settlement training

Ready to become an estate agent and want to complete your settlement practice efficiently?

We offer settlement practice to assistant estate agents employed by agencies that are our clients. Our training tool is approved by Finanstilsynet and ensures thorough, professional and efficient training in settlement.

Other assistant agents are welcome to contact us, and we will assess whether the programme can be adapted to their office's settlement routines. Courses are held twice a year: mid-February and mid-September.

  • Approved by Finanstilsynet
  • Courses mid-February and mid-September
  • For assistant agents at our clients

Winding up agencies

Does an estate agency need to be wound up?

At the request of the insurance provider, and with approval from Finanstilsynet, we can take on responsibility for winding up estate agencies that are in bankruptcy or have lost their licence.

We also help close out client obligations for agencies that are shutting down voluntarily.

  • Bankruptcy or lost licence
  • Voluntary closure
  • With approval from Finanstilsynet
